Garver Corporate Office

Client: Garver
Location: North Little Rock, Arkansas
Project Cost: $10 million

Garver provided civil, structural, mechanical, and electrical engineering design; surveying; and construction observation for the construction of a new 38,582-square-foot, three-story, corporate office building and a 7,929-square-foot, single-story, multi-purpose office building.

The corporate office building includes a high-efficiency HVAC system that utilizes a raised-floor air distribution system. The system is variable air volume and includes airside economizer for energy efficiency and provides a portion of the occupants with individual temperature control for their work area. The raised-floor system provides an accessible location for cabling installation, as well as the ability for simple workspace reconfiguration options in the future.

The corporate office building is LEED “Silver" certified and incorporates many "reduce-reuse-recycle" principles including high-efficiency envelope and internal systems designs that result in an estimated 14 percent energy use reduction, 45 percent water use reduction, and $1 million savings in initial furnishing cost. The design incorporated many products containing recycled content (estimated 27 percent overall recycled content), and aggressive recycling practices during construction were expected to reduce the amount of construction waste sent to landfills by 75 percent. The office complex includes an on-site gym, an indoor-outdoor bistro-style eating area, and an open floor plan taking advantage of the surrounding landscape.

SCM Architects of Little Rock designed the building, and Kinco Constructors of Little Rock was the general contractor.
